Households from 1st April 2005 fall under the control of building regulations all central heating boiler installations requires all gas boilers fitted in both new and existing homes to be high efficiency condensing boilers with either an 'A' or 'B' SEDBUK efficiency rating. Yet a majority of homeowners have no idea about the changes.
The planned introduction of the Government's Home Sellers Pack in 2007 means that homeowners will have to produce a certificate to prove the efficiency of any boiler installed after 1st April 2005 meets the regulations and that it has been installed by a qualified CORGI installer.
Householders should be more careful than ever of installers who don't carry a CORGI card as the legal responsibility now lies with them to comply. The Home owner, not the cowboy installers, will end up paying the price of non-compliance and this may not be realised until they come to sell their home or make a warranty claim against the boiler. Even before the packs become law many solicitors are requesting the information be provided without it the purchaser's solicitor's search will still flag up the missing documentation which could jeopardise the sale.

Boiler Changes and Power Flushing...
The installation of a modern High Efficiency or condensing (HE) boiler into an existing heating system will greatly improve the efficiency of your heating, whilst reducing fuel bills and emissions.
However, there is a downside. Your existing system is most likely full of corrosion, bacteria and magnetised deposits which manifests itself as a black sticky foul smelling slime.
This deposit is the result of electrolytic action between dissimilar metals and bacteria growth within the water inside the heating system. This can lead to frequent venting of radiators, pumping over, boiler noise, radiator failure, pump seizure, fuel wastage, cold spots on radiators and leaks, ultimately reducing the effective lifespan of your new boiler dramatically.
Whilst every attempt will be made to drain the deposit from your heating system, it will only be possible to remove a small part by conventional draining and flushing techniques even using a de-scaler or chemical wash.
We cannot accept responsibility for any damage caused to your new boiler, pumps, motorised valve or blockages caused by deposit travelling around the system and lodging in a pipe.
The only sure method of removing as much of the deposit as possible from within your heating system is to have the system power-flushed. This is offered as an ‘option' and a separate price will be shown.
The power flush will require a day to complete after a chemical cleanser is put into the heating system 24-48 hours prior to the boiler change to ensure as much debris is removed from the system before a new boiler is fitted. The procedure can be carried out after a new boiler has been fitted.
The new boiler will require annual servicing and we recommend that the water within the system be tested for dissolved solids (copper & iron) PH level and chloride.
This can all be arranged with us as an annual service call.
Please note, after a system is powerflushed any weak spots ie: radiators almost rotted through, failing packing glands to valves etc, may start to weep and require changing. The customer should be aware that work is not included within the powerflushing quote.

We will also check the installation meets current regulations and note any defects, or work that needs attending. General guidance on current energy efficiency can also be given.
If the property being sold does not have records of appliances service history we will also service your appliances so that you can show prospective purchasers that the gas systems comply. Service charges apply.
Pressurised unvented hot water systems also require by law an annual inspection and test of the controls and installation, this we can also do.
